According to preliminary data from the National Statistical Institute in the third quarter of 2023, the number of newly built residential buildings was 1 239, and the newly built dwellings in them were 5 085. Compared to the third quarter of 2022, the buildings were by 97 less (or by 7.3%), and the newly built dwellings in them decreased by 856, or 14.4%.
73.5% of the newly built residential buildings had steel-concrete construction, 23.3% had solid structure, 2.9% had ‘other’ and 0.3% had a panel. The highest is the relative share of houses (76.0%), followed by blocks of flats (15.3%).
The highest is the number of residential buildings built in the district of Sofia (stolitsa) - 182 residential buildings with 1 413 dwellings, followed by Plovdiv - 174 residential buildings with 548 dwellings, and Burgas - 136 buildings with 1 073 dwellings in them.
The highest is the number of newly built dwellings with two rooms (37.9%), followed by the number of those with three rooms (32.7%), and the lowest is the number of dwellings with six and more rooms (3.7%).
In the third quarter of 2023, the total useful space of newly built dwellings was 486.7 thousand sq. m, or by 13.2% less, compared to the same quarter of 2022, and the living floor space decreased (by 13.1%) to 387.7 thousand sq. m.
The average useful floor space of a newly built dwelling increased from 94.4 sq. m in the third quarter of 2022 to 95.7 sq. m in the same quarter of 2023.

Combined heat and power units (CHP units) for 2022
In 2022, the production of high-efficiency electricity from CHP units in the country decreased by 10.22% to 3 285 gigawatt hours compared to the previous year 2021. Steam condensing turbines with an efficiency above 80% have the largest share in the combined production of high-efficiency electricity, which in 2022 is 35.22% or 1 157 gigawatt hours.
CHP units are thermal installations in which the energy released from the fuel is transmitted to an intermediate fluid. This intermediate fluid is normally directed in its entirety to electrical generator sets, designed and equipped in such a way that energy is partly used for driving the generator sets to produce electrical energy and partly to supply heat for various purposes: industrial uses, district heating, etc. The unit is considered as CHP, if there is simultaneous production of useful heat and mechanical energy.
The data are representative at the national level. They are compared with the Decisions of the Energy and Water Regulatory Commission (EWRC) on the issuance of certificates of origin for electricity produced from combined production of electricity and heat. The data in the whole time series have been calculated by one methodology and are fully comparable.
Detailed data can be found on the NSI website under the heading 'Energy', Combined heat and power units (CHP units).
District Heating and Cooling Systems for 2022
The net heat production from district heating systems in the country decreased by 4.3% to 27 664 terajoules in 2022 compared to the previous year 2021.
CHP units using non-renewable fuels have the largest share of net heat production from district heating systems - 74.7% or 20 663 terajoules in 2022.
District heating and cooling systems are systems that supply heat in the form of steam, hot water, or chilled liquid through a network from a central production source to multiple buildings or industrial sites to heat or cool premises or processes. Currently, there are no district cooling systems in the country, data are published only for district heating systems.
Detailed data can be found on the NSI website under the heading 'Energy', District heating and cooling systems.
